M:_EMPLOYEE FOLDERSlohmeyerRevit Images13-5415_Heritage_PropCochran worked with the new owners of this 40+-year-old shopping center in Washington, Missouri to develop a new façade and bring the center up to date.  We worked with the owner and contractor from conceptual through construction.  Emphasis was given to the end suite for the anchor tenant and new owners, Heritage Community Bank.  Some of their main goals for the project were to have better visibility from the highway and give the center a new life with an updated color scheme and more modern finishes.  Cochran surveyed the building including existing structures to ensure the new façade would be properly stabilized and supported.  A new skin was put over the existing metal façade and new paint on the existing brick.  In the end, the shopping center stands out at this busy intersection bringing new attention to a once forgotten strip center.sketch

Unique/Challenges to site or project:  The owner’s wanted to give as much height as they could out of their new façade.  This required a thorough survey of the existing building and structure.  Working with our structural engineers, we completed a model of the existing structure, proposed new structure, and the newly designed façade.  Compiling this comprehensive model we were able to adjust any conflicts before it came to construction.  This also gave the owner a full picture of their new complex.  Cochran services included preliminary rendering, 3d modeling, Architecture, and BIM.
