Cochran performed all aspects of the civil site design including;conceptual layouts, topographic survey, boundary survey, subdivision plat and easements, site plan, demolition plan, utility plan, sanitary sewer plan and profile, storm sewer plan and profile, grading and drainage plan, drainage and stormwater detention calculations, stormwater (NPDES), SWPP, lighting plans, detention, site development and permitting for a new 203,000 square feet Wal-Mart Supercenter Store in the City of Arnold.
The project consisted of the creation of a 57,000 square yard concrete parking lot. The project included excavation, grading, rock sub-base, asphalt curbs, 4,800 linear feet of storm sewer, 1,600 linear feet of sanitary sewer main, 2,200 linear feet of water main, 30’ tall retaining wall, and parking lot space striping. Brinkmann Constructors served as the general contractor on the project and worked directly for Wal-Mart. Cochran performed the construction stake-out and as-built survey.
This project had numerous engineering challenges including: extensive rock excavation to level the site and fit in the needed footprint, major retaining wall 30’ high & 600’ long plus, and rough topography that necessitated creative drainage solutions. The Water Tower Place development has the new Wal-Mart store, 3 outlets, and a parking lot relocation for the Arnold Church of Christ. The project involved extensive phasing and planning to allow the on-site relocation project to be constructed and provide a continuously operating Wal-Mart store. Shoppes at Water Tower Place.
