Prewitt’s Point Retail Development

Cochran served as a trusted engineering partner in the development of Prewitt’s Point, one of the Lake of the Ozarks region’s premier retail destinations. Located on 160 acres along Missouri Route 54 in Osage Beach, the development has become a major commercial hub, attracting national retailers, restaurants, and businesses that serve both local residents and millions of annual visitors.

For more than 15 years, Cochran provided comprehensive civil engineering, surveying, and geotechnical services to support the project’s continued growth. From initial site planning through multiple phases of development, our team delivered boundary, platting, and topographic surveys, civil site design, and geotechnical engineering to create the infrastructure necessary for a large-scale, mixed-use commercial development.

Cochran’s geotechnical team recommendations included remediation of high plastic soil under floor slabs and footings, the use of the excavated rock as shot rock fill, monitoring of the settlement expected to occur under the weight of the new fill and building loads, slope stability, analysis for planned slopes up to 100 feet tall, foundation recommendations for shallow foundations, lateral earth pressures for planned below grade walls seismic design classification and pavement considerations.

The completed development includes three major anchor retailers, numerous retail and restaurant sites, and a diverse mix of nationally recognized tenants, including Hy-Vee, Target, Lowe’s, Marshalls, Petco, Walgreens, Ross Dress for Less, Outback Steakhouse, and many others. Cochran’s engineering solutions helped transform a challenging site into a vibrant commercial destination that continues to drive economic development and enhance the shopping experience in the Lake area.
